How is my rent calculated?

The Government sets out the way all Councils and Housing Associations calculate and charge rent.

Your rent is worked out by this government formula, using the current national average rent of £78.36 per week and takes into account:
  • The number of bedrooms in your home
  • The average wage in South Yorkshire
  • The value of your home

Seventy per cent of your rent will be based on the number of bedrooms in your home and the average wage in South Yorkshire, and 30 per cent on the value of your home in 1999.

By 2023, rents for similar homes in the same area will be of a similar rate, no matter who the landlord is.

Can I appeal if I think my rent hasn’t been set correctly?

If you think your home has been valued incorrectly, you have the right to appeal. Details about how to appeal are available in our ‘How to appeal against the valuation of your home leaflet’. You can download a copy at the bottom of this page or obtain the leaflet that explains this process at any Area Housing Office or First Point.
 

Can my rent be increased?

Rent can only be increased once a year and we will give you at least one month's written notice of any rise. Rents are raised to the appropriate level defined by rent policy.
