Your right to repair
You can arrange for an approved contractor to do your repair and send Sheffield Homes the bill if:
- You have ordered a repair from us
- You have kept the receipt
- The repair has not been done in the time promised on the receipt
- You would have given access during normal working hours
- The receipt has not been cancelled
- It will cost less than £500
What to do before you arrange the work
Before you get anybody in to do your repair, you must get permission from us by completing a ‘Notice of Claim’ form. This can be found in our Repairs and Maintenance to Your Home leaflet, which is downloadable below. or please call or email us for a copy. Please either give it to one of our officers, hand it in at an Area Housing Officer or First Point, or post it using recorded delivery to the following address:

After giving us your notice of claim, you can get an approved contractor to do it for you unless:
- The repair has been done
- Or you receive a letter denying your Right to Repair. This letter should be sent within 10 working days (or 5 if the repair should have taken a week or less).
Find an approved contractor
You must use an approved contractor. You can see our list in Repairs and maintenance Frequently Asked Questions. Please get an estimate before work starts. If it is between £100 and £500 you should get another, and accept the cheapest. If it is more than £500, your Right to Repair does not apply. You should then tell Sheffield Homes that the repair still needs to be done.
Make sure the repair is done properly
It is your responsibility to make sure the contractor carries out the repair properly. If the work is unsatisfactory, you will have to call the contractor back.
You must get the repair done within 6 months of the date of your original Right to Repair claim. You may have to give access to Sheffield Homes so that the repair can be inspected.
You must obtain a proper invoice from the contractor when the work is completed. This should clearly show:
- The company’s name and VAT registration number
- The work done and full cost, broken down into charges for labour and materials.
